Ready to build your next home on Sam Rayburn lake? This 2+/- of buildable unrestricted acres is ready for your plans! Perfect pad site on top of a very gentle slope so that any rain water runs away from your new home. Located on the corner of Meigs and Mott Rd, approximately 1 mile from the entrance of Mill Creek Park and boat ramp, this pretty land is right across the lightly traveled road from the lake, within walking distance to start fishing. Beautiful mature pecan, oak and pine trees outline the land for your privacy. There is also a small barn already on the property and the land is fenced on 3 sides. No clearing needed, it's ready to build on! All public utilities are available at the street. Home and 1 acre next door is also for sale. Survey will be completed and uploaded when available.

Fishing Report from TPWD (Apr. 16)

GOOD. Water stained; 74 degrees; 1.05 feet above pool. The shallow bass bite is tough after the cold front and dropping water levels. The best bite has been in 8-14 feet on ledges and humps with a big worm on a Texas rig or Carolina rig. Fishing around the old timber as fish are using it for structure. Very little grass or lily pads so far. Crappie and catfish are moving shallow and deep as they spawn. The magic depth has been 4-12 feet with minnows under corks and around trees on the bedding fish. Report by Captain Lynn Atkinson, Reel Um N Guide Service.
